Why ask me instead of using a Zestimate?

Algorithms don't know the lake. They don't know which dock had a permit issue, which cove fills with grass in August, which neighbor sold privately and never hit the MLS, or that your seawall was replaced two years ago. I do, because I live here and I sell here.

A real valuation accounts for water frontage, dock status, view, main-channel vs. cove, recent comparable transactions (waterfront, not the county average), and where the market is right now in your specific corridor.
